1.2 The unit is solely intended to be used as living space and accompanying the unit, if any, as storage space for personal effects.
1.3 Barring evidence to the contrary, the unit is in good condition and ready for occupancy.
Prior to the unit being made available, an inspection list has been drafted on behalf of the tenant and lessor describing details of the residence, including a description of the appurtenances.
The tenant accepts the unit in the condition as described in detail in schedule 1, Inspection List, which makes up a part of this lease, including descriptions, supplemented with photographs, of the condition of the residence upon the start of the rental, and including a description of the appurtenances.
Common areas with the tenant's shared use are noted in this inspection list.
Anything not described is not a part of the unit.
1.4 The tenant will neither provide the use of the living space nor sublet the living space, or any portions thereof, to third parties without the prior consent of the lessor in writing.
Upon demand by the lessor, the tenant will demonstrate, by means of the submission of written documentation, that he/she has been in compliance with this clause at all times.
Also, it is not allowed to stay in the property with more than 3 people.

Article 2: Conditions This lease obliges the parties to comply with the provisions of law concerning the lease and rent of living space insofar as not departed from in this lease.
The "General Clauses of Lease of Residential Space", established on 30 July 2003 and filed with the court registry of the District Court of The Hague on 31 July 2003 and registered there under number 74/2003, hereinafter the "general clauses", make up a part of this lease.
The parties are familiar with these general clauses.
The general clauses apply excepting where explicitly departed from in this lease or where their application in relation to the unit is impossible.

Article 6: Price changes 6.1 If the unit is classified as living space in the social housing sector, the rent will be increased by the maximum rent increase percentage set by the Minister or by the amount allowed by the Minister.
6.2 If the unit is an independent residential unit with liberalized rent for living space, the provision of article 6.1 does not apply.
In such cases, the rent will be adjusted as of July and annually thereafter in accordance with the provisions of article 18 of the general clauses.
6.3 For the calculation of the advance for the Service costs, the components of the service Costs will be increased annually by the CPI - all households index referred to in article 18 of the general clauses, in the manner as described in that article, unless the actual cost development is different.
If at any time during the periad of the rental the lessor incurs costs due to changes ar additions that leads to an increase of the cost of household maintenance, the parties may agree on a new rent.
Article 7: Stipulations Upon the start of the rent, the tenant will pay to the lessor a security deposit in the amount of €3200 as Security for the fulfilment by the tenant of all obligations and future obligations under this lease.
This amount will be refunded within a month after the termination of the lease if the tenant has met all his/her obligations.

Article 9: Management Article 10: Access by lessor The lessor or its representative is at all times authorized to enter the unit in the event of the performance of repairs, for the purposes of inspection or for re-renting the unit, at a moment to be arranged by mutual consent.
In urgent situations, such as the performance of emergency repairs or where there is a threat to persons or property, the tenant must grant immediate access to the unit.
Article 11: Alterations to the leased object Any changes or additions to the unit desired by the tenant must be carried out in accordance with articles 3.1 through 3.14 of the general clauses.
Article 12: Good tenancy 12.1 The tenant will, as a good tenant, adhere to the stipulations of, Rules of conduct, which describes the conduct the lessor expects from a good tenant and the conduct in violation of those expectations, as well as what a tenant is entitled to expect.
12.2 Specific house rules apply to the unit, and in particular in the case of residential complexes/apartment rights.

No later than in the week prior to the handover of the unit in a vacated state, the tenant and the lessor will conduct a joint walk-through using the inspection list drafted.
Insofar as necessary, the tenant will make arrangements for repairs and handover in good condition.
The joint walk-through will be conducted on the date of handover.
Article 14: Final cleaning In case the rented apartment has not been cleaned properly, lessor will have it cleaned by a professional cleaning company and charge these expenses to lessee or deduct them from the deposit.
The maintenance will be done by the owner unless tenants are responsible for any damage or breakage.

The escape routes must be kept free of obstruction in case of fire or other emergency.
Shopping carts do not belong in the porch area!
Do not allow pets in the apartment.
Make sure that the access doors to the common area always lock automatically to ensure that no unauthorized visitors can get in.
Take household rubbish and oversized rubbish out for collection on the designated collection days. €.
Minimize noise and activity in the stairwell, and ask your guests and housemates to do so ae well.
Never play loud music in the residence or garden or on the balcony.
Tenants are responsible to stay in the rented property.
This will be their main rented property.
If you are celebrating a birthday or having any kind of party, consider your neighbors.
Inform them in advance and agree on a time that the party will end.
Adhere to the arrangements you make.
Say goodbye to your visitors in your unit with the door closed.
Do not do this in the stairwell.
Perform any odd jobs that generate noise during the day.
Be considerate and inform your neighbors.
Noisy activity must not be carried out before 7 AM and after 10 PM.
The sound of washing machines, dryers and refrigerators can be heard in neighbors'units.
You can help reduce this kind of contact noise in units with rubber feet on appliances or placing the appliances away from walls.

Do not shout or play music at audible levels on the balcony.

In any case as above mentioned the contract will be terminated.
If you suspect that cannabis or drugs are being grown or dealt in your building, report this to the police or the lessor.
